Ventilation System
The ventilation system control panel is in the great room, adjacent to the master bedroom. This system is designed to bring in fresh air, circulate air to keep a more uniform temperature, and minimize heat gain/loss from outside air.
We recommend keeping fan speed (fan icon) set at 2. Higher fan speeds will bring in too much outside air and make it difficult to maintain a comfortable temperature.
We recommend keeping the circulation frequency (gear icon) set at 10/50 in winter (10 min on, 50 min off each hour) and 20/40 in summer (20 min on, 40 min off each hour).
Heating
The central heating system includes radiant floor heating on the first and second floors, as well as baseboard heating in the basement. Thermostat locations are as follows:
• First floor zone – In great room, adjacent to kitchen
• Second floor zone – In yellow room
• Lower level zone – In play room
Note that radiant heating warms the home itself, rather than the air, so it may take some time to warm up (or cool down), and it may feel warmer at a lower temperature setting.
In winter, please set all thermostats to 60°F before checkout. Thermostats are off and locked in summer.
The electric fireplace is for ambiance only, The light and sound functions work, but the heat does not. The fireplace will turn off for 1 min every few hours to prevent continuous operation. Follow instructions on the remote to operate the fireplace. No fires are allowed indoors. See equipment page for information regarding outdoor fire pit.
Cooling
During the summer, we have 3 window A/C and 2 portable A/C units available for cooling. The central thermostats control heat only, so they are off and locked during the summer.
To help keep the home cool in summer, you may also do the following:
• Run the ventilation system on low fan speed (1-2) to circulate air without excessive hot air intake
• Run the ceiling fan in the great room
• During the daytime, close windows and blinds
• At night, open windows for a cool breeze (if you do, turn corresponding AC units off).
Before check-out, turn off all A/C units, and close all windows.
Water & Plumbing
The tap water is potable water from a private well on the property. The refrigerator water dispenser provides additional filtration for drinking water.
Sewage goes to a private septic tank on the property. Septic systems are delicate and can be damaged or clogged by inappropriate solid waste. Please adhere to the following:
• No food or oil/grease down the kitchen sink! Cover the sink hole with a strainer at all times. There is no disposal, and solid waste would harm the septic system. All food waste and oil/grease should be disposed in trash.
• Nothing other than TP and poo down the loo! Use the single-ply, septic-safe TP provided. Use waste bins for feminine hygiene products and other solid waste.
Cellular Service
Cellular service in the area can be spotty. You may improve your signal by going outside or to the second floor. Another recommended option is to enable WiFi calling on your phone.
EV Charger
An EV charger is available for guest use. Please follow instructions on the charging equipment.
The charger is compatible with J1772/CCS ports (most EV models). Vehicles with Tesla/NACS ports must use an adapter. An adapter is provided if needed.
After charging, return the charger to its port on the wall, and neatly wrap the cable to keep it off the ground and out of the way to avoid any tripping hazards. If you use the Tesla/NACS adapter, return it to its separate wall port immediately after use.
Please send reasonable payment via Venmo to cover the cost of electricity (~$20 for a full charge), especially if your group has multiple charging sessions during your stay.
